NFPA 105 — Michigan's fire damper standard

Fire and smoke dampers are critical life-safety devices installed in HVAC ducts where they pass through fire-rated walls, floors, and ceilings. Their job is to automatically close during a fire event, preventing flames and smoke from traveling through ductwork and spreading throughout a building.

NFPA 105, adopted by the State of Michigan, requires that all fire dampers be inspected and tested one year after installation, and every four years thereafter. Smoke dampers and combination fire/smoke dampers must be tested every six years at minimum, though many AHJs require the 4-year cycle for all damper types.

Testing must be performed by qualified personnel, documented in detail, and records must be retained and available for inspection by the fire marshal or other Authority Having Jurisdiction.

Many building owners are unaware their dampers have never been tested since original installation — putting them years out of compliance without knowing it.

Which buildings require fire damper testing?

Any commercial building with HVAC ductwork passing through fire-rated assemblies requires fire damper testing. This typically includes:

  • Office buildings and commercial towers
  • Medical offices, clinics, and hospitals
  • Hotels and hospitality properties
  • Shopping centers and retail properties
  • Industrial and warehouse facilities
  • Multi-family residential buildings
  • Schools and educational facilities
  • Senior living and assisted care facilities

Complete damper testing — every unit, every cycle.

A compliant NFPA 105 inspection requires physical access to and testing of every fire and smoke damper in the building. Guardian manages the entire process including ceiling access coordination.

Damper Types Tested

  • Fire dampers (FD)
  • Smoke dampers (SD)
  • Combination fire/smoke dampers (FSD)
  • Ceiling radiation dampers
  • Corridor dampers

What We Verify

  • Full open and close operation
  • Fusible link condition and rating
  • Blade and frame condition
  • Actuator and motor function (smoke dampers)
  • Access door condition and labeling

Documentation

  • Individual damper identification and location
  • Pass/fail status per unit
  • Photo documentation of deficiencies
  • Written test report with remediation plan
  • Records retained in compliance portal

The cost of skipping damper testing

Fire damper testing is one of the most commonly overlooked compliance obligations — and one of the most consequential to ignore.

Fire Marshal Citations

Untested dampers are a common citation during fire marshal inspections. Records must be available on demand — missing documentation is treated the same as non-compliance.

Failed Life Safety Systems

Dampers that have never been tested frequently fail when actuated — blades seize, fusible links corrode, actuators fail. A damper that doesn't close is a direct fire spread pathway.

Insurance & Liability Exposure

If a fire spreads through untested ductwork and dampers are found to be non-functional or uninspected, property owners face significant insurance and legal liability.

Access & Scheduling Headaches

Damper testing requires ceiling access throughout the building. Without proper coordination, testing disrupts tenants and operations. Guardian manages all access scheduling on your behalf.

Full-cycle management — from inventory to sign-off

Damper testing is logistically complex. Guardian handles every step so you don't have to coordinate access, track down technicians, or chase paperwork.

01

Damper Inventory

We compile a complete inventory of all fire and smoke dampers in your building and determine your testing cycle status.

02

Access Coordination

We schedule testing with minimal disruption to tenants and operations, coordinating ceiling access across all affected areas.

03

Testing & Documentation

Qualified technicians test every damper and document results with photos, pass/fail status, and location mapping.

04

Deficiency Remediation

We coordinate all repairs through our contractor network — replacing fusible links, fixing actuators, and resolving any failed units.

05

Cycle Tracking

Records stored in your compliance portal. We track your 4-year cycle and schedule your next testing window proactively.

Fire damper inspection FAQ

How often are fire dampers required to be tested in Michigan?
NFPA 105 requires fire dampers to be tested one year after installation and every four years thereafter. Smoke dampers and combination fire/smoke dampers must be tested every six years at minimum, though many Michigan AHJs require the 4-year schedule for all damper types. Guardian tracks your specific cycle and schedules testing proactively.
What if my dampers have never been tested since installation?
This is more common than you might think. If your dampers have never been tested, you are out of compliance with NFPA 105. The good news is that starting a testing program now — even if overdue — is far better than continuing to defer. Guardian can assess your building, establish a baseline test, and get you into a compliant cycle going forward.
How disruptive is fire damper testing to my building operations?
Damper testing requires ceiling access at each damper location, which can involve moving ceiling tiles and briefly taking HVAC zones offline. Guardian coordinates all access scheduling with your tenants and building operations team to minimize disruption, typically scheduling zone-by-zone during off-peak hours when possible.
What happens if a damper fails testing?
A failed damper must be repaired or replaced before it can be considered compliant. Common failures include seized blades, corroded fusible links, and failed actuators. Guardian coordinates all repairs through our licensed contractor network so you don't have to source separate vendors to address deficiencies.
Who is qualified to test fire dampers in Michigan?
NFPA 105 requires testing by qualified personnel with knowledge of damper systems and the applicable standards. Guardian works with certified HVAC and life-safety technicians who carry the appropriate Michigan licensing and certifications for fire and smoke damper testing.
